Terms of Service

These terms govern your use of Avenra. By using the platform you agree to them. Please read the sections on our role, professional obligations, and prohibited conduct carefully — they are central to keeping the marketplace safe and honest.

1. Our role

Avenra is a listings platform. We are not an estate agent, broker, landlord, or party to any tenancy or sale. We do not act on behalf of any user in a transaction and we do not hold deposits. Listings are created by the professionals who post them; while we verify identity and check listing quality, you are responsible for your own due diligence before entering any agreement.

2. Accounts

You must provide accurate information, keep your credentials secure, and be responsible for activity under your account. You must be at least 18 years old to hold an account.

3. Professional obligations

By listing a property, a professional warrants that:

  • they are authorised to list the property — as the owner, an appointed manager, or an agent duly instructed by the owner;
  • all listing information is accurate, current, and not misleading;
  • the photos are of the actual property and are theirs to use;
  • the price and move-in costs are stated honestly and in full.

4. EARB registration

Practising as an estate agent for reward in Kenya without registration by the Estate Agents Registration Board (EARB) is a criminal offence under the Estate Agents Act (Cap 533). If you operate as an estate agent for reward, you must be EARB-registered and hold a current Annual Practising Certificate, and you must provide these details when we ask. Owners listing their own property, and appointed managers who are not acting as agents for reward, are treated separately.

5. Prohibited conduct

The following are strictly prohibited and will lead to removal and possible reporting:

  • Fake or ghost listings — properties that do not exist, are not available, or are not yours to list;
  • Duplicate listings — posting the same property multiple times to dominate results;
  • Bait pricing — advertising a price that is not genuinely available, or hiding mandatory move-in costs;
  • Demanding deposits before viewing — requesting any payment, deposit, or "goodwill" before a genuine physical viewing has taken place;
  • harassment, fraud, impersonation, or misuse of another person's data.

6. Report and remove

Every listing has a report option. When you report a listing, our support and trust teams review it and can take content down, suspend an account, and preserve evidence where appropriate. We aim to act quickly on reports that indicate a scam or a safety risk.

7. False information is an offence

Publishing false or misleading listing information may constitute an offence under the Computer Misuse and Cybercrimes Act 2018 — including section 23 (false publications) and section 26 (fraud) — and may also engage the Consumer Protection Act 2012. We cooperate with lawful investigations.

8. Liability

To the fullest extent permitted by law, Avenra is not liable for the acts or omissions of users, for the accuracy of listings, or for any agreement you enter with another user. Nothing in these terms excludes liability that cannot lawfully be excluded.

9. Suspension and termination

We may suspend or terminate accounts that breach these terms or that present a risk to other users, and we may remove content that violates our policies.

10. Governing law

These terms are governed by the laws of Kenya, and the courts of Kenya have jurisdiction over any dispute.
